Understanding Your Electrical Load Study: What the Numbers Really Mean

"Load study" gets used loosely in commercial construction, sometimes standing in for anything from a quick panel check to a full engineering analysis. That looseness causes real problems, because what a load study actually delivers, and what it doesn't, determines whether a project's electrical plan is reliable or just optimistic.

It's a Measurement of Demand, Not Capacity

A load study calculates or measures the actual electrical demand a building or tenant space places on the system, broken down by circuit, panel, and ultimately the main service. It accounts for connected load (everything that could theoretically draw power) against demand load (what actually draws power at once, factoring in diversity and usage patterns). That distinction matters because sizing a system off connected load alone almost always overstates real demand, while underestimating diversity in the wrong direction leaves no safety margin.

The output is a number, or a set of numbers by panel and circuit, not a design. It tells you what's happening or what will happen electrically. It doesn't tell you how to fix a problem if one shows up. That's a separate engineering exercise.

What It Reveals

A load study answers a short list of concrete questions: how much of the building's electrical service is currently in use, how much headroom exists before hitting the service rating, whether individual panels are near their breaker capacity even if the main service has room, and whether a proposed addition, a tenant finish, new equipment, EV chargers, will push any part of the system past safe or code-compliant limits.

It also surfaces problems that don't show up on paper. Buildings accumulate electrical changes over years, subpanels added for one tenant, a feeder tap for a piece of equipment that's since been removed, as-built documents that were never updated. A load study done with actual field measurements, not just a review of old drawings, catches the gap between what the panel schedule says and what's actually installed and running.

What It Doesn't Tell You

A load study isn't a code compliance review, isn't a design, and isn't a cost estimate. Finding out a building is close to capacity is the start of a conversation, not the end of one. The next steps, whether that's load shedding, panel upgrades, or a full utility service upgrade, require separate engineering and design work informed by the load study's findings.

It also isn't a one-time document with unlimited shelf life. A load study reflects conditions at the time it's performed. Add a tenant, remove one, install new equipment, and the numbers change. Buildings with active leasing or frequent tenant turnover should treat load studies as something to revisit periodically, not something to file away permanently.

Why It's Worth Doing Before a Problem Forces the Issue

The value of a load study is that it turns a guess into a number early, when there's still room to plan around it. Without one, capacity assumptions get made informally, based on the service rating on a drawing from years ago, or on nobody's memory that a subpanel was added in 2019. Those assumptions hold until they don't, and the moment they fail is usually mid-construction or mid-lease, the most expensive and disruptive point to find out.

For any property owner planning a tenant finish, equipment upgrade, or added electrical load of any kind, a load study is the cheapest insurance available against a much more expensive surprise later.
